I recently went back through recorded residential sales in Cimarrone and South Hampton to compare 2016 sale prices with 2026 year-to-date sales.
The change was significant.
Cimarrone: Median Sale Price Up Approximately 76%
In 2016, the median recorded sale price in Cimarrone was approximately $330,000.
In 2026 year-to-date, the median recorded sale price is approximately $580,000.
That's an increase of approximately 76% in the neighborhood median sale price over the past decade.
For someone who purchased a Cimarrone home around 2016 and has owned it ever since, that raises an interesting question:
How much equity could be sitting in that home today?

South Hampton: Median Sale Price Up Approximately 69%
South Hampton tells a similar story.
The median recorded sale price in 2016 was approximately $361,500.
In 2026 year-to-date, the median recorded sale price is approximately $609,500.
That's an increase of approximately 69%.
Of course, these figures represent neighborhood median sale prices — not the appreciation of any individual property.
A home's current market value can vary substantially based on square footage, renovations, condition, age of major systems, pool, lot, view and location within the neighborhood.
But these numbers illustrate just how much the market along the CR 210 corridor has changed over the past decade.

Four Different Ways to Enjoy Golf Course Living Along CR 210
One of the things that makes the CR 210 corridor interesting is that you don't have just one type of golf community.
Cimarrone
Cimarrone is an established gated golf community with mature landscaping and a variety of home styles and sizes.
For homeowners who purchased years ago — particularly those who have updated their homes — today's value may look considerably different from what they originally paid.
South Hampton
South Hampton is another established golf community along the corridor, with homes ranging from more manageable floor plans to considerably larger properties.
After years of ownership, some South Hampton homeowners may find themselves with substantial equity — and perhaps more house than they need today.
St. Johns Golf & Country Club
St. Johns Golf & Country Club provides another established option for homeowners who enjoy the golf-course lifestyle while remaining convenient to the rest of St. Johns County and Jacksonville.
For someone who loves this area but is ready for a different home, moving doesn't necessarily mean leaving the CR 210 corridor.
Stillwater: A Different Option for the Next Chapter
Stillwater brings something different to the CR 210 golf-community mix: 55+ living.
For longtime homeowners beginning to think about downsizing, reducing maintenance or simply changing how they want to spend their time, Stillwater provides an option without necessarily leaving the familiar CR 210 area.
And downsizing doesn't have to mean moving into a tiny house.
For many homeowners, it's simply about finding a home that fits the life they're living now rather than the life they needed 10 or 20 years ago.
